The gotcha we see most often: owners order rollers by door size rather than by roller load rating, then wonder why the replacement flats out in fourteen months on a heavy dual-pane panel.

  • The panel drags or sticks at the sill, especially after rain. This usually means the roller wheels have flat-spotted from grit intrusion or the axle bearings have corroded. Hialeah’s limestone dust and seasonal humidity accelerate both failures. The panel is riding metal-on-track instead of rolling.
  • The lock thumbturn rotates but the hook bolt does not engage the keeper. The lock mechanism’s internal cam has worn or the keeper has shifted due to frame settlement. On ES 8100 impact doors, the multi-point lock gearbox can also strip if the panel is out of plumb and the owner forces it.
  • Daylight or air leaks at the meeting stile when the door is closed and locked. The interlock weatherstrip has compressed past recovery, or the panel has dropped on worn rollers so the interlock no longer mates correctly. This is common on south-facing doors in Hialeah after six to eight years of thermal cycling.
  • The handle set is loose or the interior escutcheon spins. The mounting screws have backed out of the aluminum stile, or the threaded insert has stripped. ES Windows uses a 5/16-18 thread pitch on most series, but the 8200 thermal line uses metric M8 inserts, a mismatch that strips if the wrong screw is forced in.
  • Visible rust weeping from the roller axle or track ends. The roller axle seal has failed and water is entering the axle bore. On impact-rated units, this also compromises the stainless steel roller that the NOA depends on. We replace the full roller assembly, not just the wheel, when we see this.

What drives the range: impact-rated hardware costs more than non-impact, tandem rollers cost more than single, and accessing rollers on a fixed panel in a two-panel system requires removing the active panel first, which adds labor. There is one thing an owner can safely check: verify whether the door is dragging because of debris in the track, not roller failure. Remove the sill cover if your ES Windows model has one, vacuum the track, and test. If the panel still drags, stop there.

What goes wrong with DIY on these units: the roller adjustment screw is accessed from the bottom rail edge, but over-tightening strips the aluminum threads permanently. Removing an ES 8100 impact panel without supporting the top rail properly can twist the header and void the NOA. The multi-point lock on the 8200 series requires precise keeper alignment to within 1/16 inch, or the gearbox binds and strips. We have replaced more DIY-damaged gearboxes than we have replaced from normal wear.
