The homeowner had condensation between panes on three west-facing units and no hurricane protection. We measured every rough opening to the eighth inch, specified PGT WinGuard for the impact rating and the 0.30 U-factor, and installed with flanged nailing per Miami-Dade code. The written quote matched the measured survey exactly - $8,400 for eleven openings. The photo record shows the sill pan flashing, the fastener pattern, and the finished interior sightline. Annual cooling load dropped enough that FPL flagged the usage change.

Sliding Patio Door Replacement: Palm Springs Neighborhood, Townhouse

The door hadn’t moved freely in two years. The track was worn below spec and the interlock was distorted from forced operation. We found the header was out of level by 7/16 inch - common in Hialeah townhouses built on the old muck farms west of Okeechobee Road. Rather than force a standard unit, we ordered the CWS 3120 with a custom sill shim pack and specified the heavy-duty roller set for the 42-inch panel width. Total: $3,850. The measured survey noted the header deflection, the written scope included the shim labor, and the photo record shows the level bubble on the installed frame. Door glides with one finger now.

Custom Geometric Window Installation: Hialeah Lakes, New Construction Gable

The architect specified a trapezoid in the master gable but left the product selection to the builder, who called us after three suppliers couldn’t certify impact compliance for the geometry. We sent the shop drawings to ES Windows in Medley - 12 miles from the job - and they fabricated the unit with the integrated nail fin and Miami-Dade NOA #18-0904.06. The critical detail was the sill angle: 6 degrees, which we verified on site with a digital level before the glass went in. Cost was $2,100 for the custom unit versus $1,400 for a standard rectangle the architect didn’t want. The photo record includes the shop drawing approval, the level reading, and the finished sightline from the bedroom. No field cutting. No caulk-heavy compromises.

Energy-Efficient Window Replacement: West Hialeah, 1960s Concrete Block Home

Jalousie windows were standard in Hialeah construction through the 1970s and they’re everywhere east of West 12th Avenue. This homeowner had been running window units year-round because the central system couldn’t hold setpoint. We specified the ECO 3000 Series for the 0.27 U-factor and the 0.24 SHGC - critical in Hialeah’s cooling-dominated climate where summer attic temperatures hit 140 degrees and radiate through lightweight roof assemblies. Fourteen openings, $11,200. The measured survey documented the existing 3 1/4-inch frame depth so we knew the replacement would fit without interior trim disruption. Photo record shows the smoke pencil test after install - no detectable infiltration at 25 pascals. FPL bill dropped 34% the first full month.

Impact Garage Door Installation: Miami Lakes Border, Post-Irma Upgrade

The 2006 door had survived Wilma but not Irma - the center panel buckled at the 120 mph gust that Hialeah actually recorded, not the design wind speed the code assumes. The homeowner wanted a real impact-rated system, not a “wind load” label that doesn’t stop debris. We specified Mr-Glass for the laminated glass option and the reinforced track assembly that meets Miami-Dade HVHZ requirements. The critical spec was the spring cycle life: 25,000 cycles for a door this heavy, not the standard 10,000. $4,600 including opener reprogram for the new door weight. The measured survey caught the 9-foot-wide opening with a 1/2-inch out-of-plumb jam - documented, shimmed, and photographed. The written scope included the spring spec; cheaper quotes didn’t.

Front Entry Door Replacement: Hialeah Proper, Art Deco Duplex

The original door was a security risk - hollow core, single-cylinder deadbolt, and a gap you could see daylight through at the threshold. The building is a 1948 Art Deco duplex on East 4th Avenue with a 34-inch by 80-inch opening that’s non-standard today. We ordered the Therma-Tru Fiber-Classic with the composite jamb because Hialeah’s humidity and termite pressure rot wood jambs in five years regardless of paint quality. Added the impact-rated sidelite for code compliance on the street-facing elevation and the multi-point lock because a single deadbolt in a fiberglass door is pointless. $3,200. The measured survey caught the out-of-square frame - 1/4-inch difference in diagonal measurements - and the written scope included the custom jamb rip. Photo record shows the plumb bob on the installed jamb and the weatherstrip compression test. Owner got the key and the documented photo record the same day.
